This unit has been nothing but trouble for me since we installed them in 2006. I have had to replace heater units and blower fans several times with little success. I had purchased two with the light/heat/vents and two with just the heat/vent. all four units have had problems and they are noisy as well. Try another unit and one that is quieter.

I have had two of these fans in some of my bathrooms. Both were LOUD and short lived. My parents had a similar fan as well and were quite dissapointed with them. Neither of my units lasted more than two years without having to replace the motors (I've even cracked the motors open myself and relubed them). Even the warranty battle has been dissapointing... Without writing a book, I have had some other general problems with these units related to electronics and plastic bezel. I have replaced the unit with a less expensive, heavier constructed, and quieter unit made by Hunter. Music to my ears and much more reliable.
